General Home Questions
It's easy with your resident portal. The Gallery offers an array of online services - including the ability to make automatic rent payments, place a maintenance request, and even meet your neighbors, all from the convenience of your own home or work computer. If it is your first time on the website, you will need to create a new account by simply scrolling down the page to "Resident Portal" and then clicking on "Click Here to Register" and entering the required information.
Rent is due on the 1st of each month. Payments can conveniently be made online via the resident portal using e-check with no fees. Credit/Debit cards can also be used but will have an additional fee.
To meet your unique time frame requirements, The Gallery offers a wide selection of variable lease terms. For more details, please call to inquire about our current lease terms.
Yes. The Gallery provides on-site maintenance technicians M-F during normal business hours. Any after-hours maintenance emergencies will be dispatched to our on-call maintenance.
To place a maintenance request, please call the leasing office or log into your resident portal, click on the maintenance tab, and fill out the required information.
The Gallery welcomes all inquiries regarding the availability of corporate rentals. For more information about corporate housing availability, please contact the leasing office.

Utilities
We offer a convenience bundle, which is a required monthly fee of $99 (at Gallery on the Parkway) and $75 (at Gallery on Nicollet) and includes trash, recycling, and internet.
Gas and Electric will be billed separately through the utility company, billed directly to the resident.
Water & Sewer are calculated by RUBS through a 3rd party vendor and paid to the property. *Residents are responsible for a monthly utility billing administrative fee of $4.75, charged separately from their monthly payment.
Kitchen and Bath
Designed for your comfort and convenience, each of our luxury apartment rentals features outstanding amenities that make the most of your time at home. Kitchens feature high-quality stainless steel appliances, including a refrigerator with an ice maker, dishwasher, oven, and microwave. Every apartment boasts a high-efficiency washer and dryer for your use.
Pets
The Gallery Apartments is pet-friendly and accepts cats and dogs.
BREED RESTRICTIONS: PIT BULL TERRIER, STAFFORDSHIRE TERRIER, MASTIFF, PRESA CANARIO, AKITA, WOLF HYBRID, CANE CORSO, GREAT DANE, ALASKAN MALAMUTE, SIBERIAN HUSKY, ROTTWEILER, DALMATION, DOBERMAN PINSCHER, CHOW CHOW, OR ANY MIX THEREOF.
Refundable pet deposit of $250 and non-refundable pet fee of $250.
Yes, $50/month/dog and $25/month/cat.
We allow two (2) pets per apartment home.
Parking and Storage
Surface lot parking is FREE on a first-come-first-serve basis to residents and their guests. We also offer assigned underground parking:
- Single stall: $75/month
- Motorcycle parking: $75/month
- Tandem parking (at Nicollet): starting at $135/month
- EV charging stall: $120/month
Indoor storage closet starting at $45/month.
Balconies
Some of our apartment homes feature balconies, while others do not.
Activities
Burnsville has a lot to offer in terms of local schools, parks, attractions, and dining. For schools, Burnsville-Eagan-Savage School District 191 serves the area, with schools like Burnsville High School and Eagle Ridge Middle School.
When it comes to parks, you'll find places like Nicollet Commons Park, which is great for outdoor events and relaxing; and Alimagnet Park, known for its walking trails and dog park.
For attractions, Buck Hill is a popular spot for skiing and snowboarding in the winter, and you can also enjoy live performances at the Ames Center.
As for restaurants, the area has a variety of options including Porter Creek Hardwood Grill, Chianti Grill, and Mediterranean Cruise Cafe for diverse dining experiences.
Application Process
The application fee is $45 per adult applicant.
We require a $45 application fee/adult applicant, a one-time admin fee of $250, and a security deposit of $250 to take your desired unit off the market. An additional security deposit equal to one (1) month’s rent may be required pending screening results. Additional and alternative proof of income and/or identification may be required pending ID verification, screening results, and/or income verification. See the performance deposit agreement upon applying for denied or voluntarily canceled applications.
We run a 3rd party criminal, background, credit, and rental screening.
You must meet the minimum requirement of approximately 2.5 times the monthly rent of the apartment for which you applied for.
Renters Insurance
Tenant must obtain and maintain a minimum of $100,000 personal liability coverage upon move-in from a qualified insurer of their choice.
